Included

Kiln House is an all electric property. It has electric central heating (Lot 20 compliant smart technology controlled), which keeps it very cosy at colder times of the year (and in the Highlands of Scotland that might be quite cold), as well as electric cooking appliances etc.

Electricity, bed linen, towels and Wi-Fi are included*. If the stay is of a longer duration Housekeeping may provide linen changes and cleaning periodically, subject to the specifics of the letting arrangement.

Set-up

Guest Toiletries and a simple Welcome Pack are provided for arrival, along with basic essentials such as toilet roll plus a few dishwasher tablets and other necessary supplies for the kitchen. Although please note that Kiln House is a self-catering holiday-let and household provisions for the full duration of a stay are the responsibility of its visitors.

Quirky qualities

Because of its historical purpose Kiln House has what might be described as a quirky interior, arranged across five distinct locations, which equate in practice to three different floors, all of them in a sense at ground level, due to the property being built into the landscape as it descends towards the Keltney Burn.

The Kiln House parking space is positioned by the mill stone at the entrance to the Keltneyburn Milton. There is a narrow private path from there for a short distance to the property. The entrance is from the first garden terrace, which is down a flight of outside steps.

The combination of internal stairs and external steps and the nature of the terrain that Kiln House is situated on make it impractical for wheelchairs or persons with mobility concerns.

Please note that like many rural properties Kiln House is connected to a septic tank, which requires some minor adjustments and awareness in respect of what goes into its drains.



* All included services are subject to the 'reasonable use' of them. Kiln House has a smart meter for its electricity and its water supply is metered also. Expected usage is generously factored into the pricing on the basis of known costings for comfortable domestic conditions. In the event that this is exceeded through unreasonable use of the utilities additional charges may apply.

** The Energy Performance Certificate for Kiln House is from several years ago and has not been updated because it is widely accepted that the current rating system needs revising. There has been substantial investment in energy efficiency since it was done. The Kiln House heating system is well specified for its internal spaces and improvements have been made to the property's insulation to maximise the benefit of this, however, it is a historic Grade B Listed Building and there are practical limits to what may be achieved.


